So What Do You Do on a Modo Rooftop Deck???

















Everyone,

Modo will host "movie night" on the rooftop deck of each of their developments.

As many of you know, Modo just finished and sold out the Skye Condos series of three buildings, and we're working on the Epic Series now – a series of four buildings in Capitol Hill, Congress Park, Governors Park and West Washington Park.

We're hosting movie night at each location just because it’s fun and a great way to get to know each other. We want to be different than the other developers who only turn buildings for a profit.

Of course we want to make a responsible profit, but we truly want our clients to have fun and enjoy their homes. We take "building communities" seriously.

You may have attended one of our parties...no selling, just hanging out with cool people and having a great time.

Movies, popcorn, beers or whatever all on Modo.

Yup - Another Excited Buyer at Epic on the Park





Everyone,

Another happy owner just bought at Epic on the Park- 1245 Columbine yesterday...top floor, balcony, one bedroom, southern exposure, covered parking space, custom bar top by Charles Wooldridge similar to the picture above.

BTW - Charlie is an internationally renowned artist. Some of his pieces sell for more than $50,000...and he is just a very cool person.

He can work with you to create a one of a kind original piece of art as a bar top for your condo. The origonal arwork for your doorway threashold is already included. Modo doesn't make any margin on this at all...no BS.

It’s our way of doing something totally different than anything else out there. I don't know of any other condos in this price range with origonal artwork by a respected artist???

My cost on this bar top in the picture is $5,900...that is exactly what I am charging the buyer.
That's how we stick to our formula of affordable prices with very modern and distinctive design.

More on the building...Epic on the Park is near Cheesman Park , Congress Park and the Denver Botanical Gardens.

Its right around the corner from a very cool little neighborhood street with awesome coffee, Chinese, Greek food, a little Ace Hardware, etc...NICE!

Epics for Design Conscious Buyers















Everyone,

The Epic series are created with high-end features for the design concious buyer at prices people can actually afford.

Another Epic is Under Contract!


Another Epic is Under Contract!

Another condo at Epic on Penn at 500 E 11th went under contract this morning… to a smart young urban professional moving to Denver from Miami.

Like many Epic buyers, he found us on Craig’s List, asked a lot of intelligent questions then made an appointment to stop by. We weren’t only ones he was talking to.

I learned he saw other condos in his price he just didn’t like. I think the term he used was “ghetto.”

He even said he talked with a few psycho real estate agents!

Prior to visiting Epic on Penn in Cap Hill he really did his homework… probably one of the most prepared buyers I have every met. He brought friends, family and an attorney!!!!

We walked the halls, looked a lot of floor plans, checked out the rooftop deck, looked at all the finishes in our model and design room, talked about our artist creating the custom thresholds, went through all the pricing, talked through financing,…man you name it and he asked all the right questions!

Based location (close to downtown), design and price he decided Epic on Penn was the best fit!

I think lack of psycho agents helped too. I can say this because I am an agent :)

We, Modo, are very fortunate to be able to provide modern design and high level of finish for really low prices. Our buyers can live where they want with a responsible payment and own a great investment for the future.

Check this out….hardwood floors (not carpet) Zodiaq Quartz countertops (lower maintenance than granite and NOT cheesy Formica), glass mosaic tile (not generic), Stainless steel appliances (not white), custom cabinets (not Home Depot), European Lighting (again, not Home Depot) and A LOT more like low HOAs and free internet!

I should also mention the great sense of community. We saw it in our last series of condos – the Skye Condos series. Mostly young urban professionals owning for the first time. Neighbors had a lot in common with each other and so many of them became cool friends – NICE!

How do we keep the prices low so these people can buy?

Modo is a focused team of seven partners who only convert old apartment buildings in great areas into new modern condos…downtown only.

Basically, we take old buildings in central neighborhoods like Capital Hill and Washington Park, turn them into modern, urban condos, and then sell them individually.

There are no other side businesses. This is all we do.

We have a very flatly run business model and make ridiculously low salaries. I’m not kidding. We make a responsible profit on each building so we can fund the next project and make a living.

This along with smart purchasing, smart financing, and smart project management to control costs means lower prices for buyers.

We don’t feel the need to gouge the public with crazy profits. The result is modern design, great locations and our buyers can afford their new homes so they sell fast.

That’s good for us too!

My advice… buy early when the prices are the best.

Epics are Selling!

The contracts are coming in for Epic and the feedback is excellent. I usually hear “there is nothing like this downtown at these prices!”
