Mock Interview with a Modo Guy


















“So, what do you do?”

I’m one of 7 partners of Modo Developers, Inc. We're a team that specializes in renovating buildings into condos that offer great urban locations, great design, and great pricing – usually for first-time home buyers.

Basically, we take existing buildings in central neighborhoods like Cap Hill and Washington Park, turn them into modern, urban condos, and then sell them to people who want to live close to downtown.

“How do you do it..turn these buildings into something different than all the other stuff out there?

We turn cool old buildings into modern works of art by completing SIGNIFICANT exterior and interior renovations. When we’re done, our condos have eye-catching exterior architectural treatments, balconies where they didnt exist before, open floor plans, hardwood and some high-end polished concrete floors, custom art work by a world famous artist Charles Wooldridge, suspended lighting systems, modern quartz counter tops, community rooftop decks and a lot more.

People tell us there’s nothing like our design and level of finish at these prices. We sell our condos from about $139K and up.

“How’s business?”

Business is great! Seriously. All this hype in the media about a negative market didn't affect us much. If these have been the tough times, then I'm excited.

"What are your thoughts about Denver?"

Denver is set for ridiculous growth. People are investing hundreds of millions into transportation, city improvements, infrastructure, housing, culture and all kinds of things that make Denver a home run. Modo has a great track record, a killer team and is on the front of all this. We consider ourselves to be modern not only in the design of our buildings, but also in our progressive thinking.

We're very excited for responsible growth. I'm excited for our buyers who want to own a place they really like and are great investments. We want to help people with their financial lives. Real Estate is a great investment and we feel we can help a lot people through the benefits of ownership.


The DOW took a recent 100 point downturn which means interest rates go down too. "Modos" are suddenly more affordable than ever! I wish I bought a "Modo" when I was younger!

"So what are you working on now?"

We just finished our Skye Condos series of three buildings, and are working on the Epic Series now – four buildings in Capitol Hill, Congress Park Governors Park and West Washington Park.

We’re nearly completed with the first building - Epic on Penn. Many people have moved in and already know each other. I really like that. These buildings are not monster high-rises where you don't know anyone. When everyone moves in, the buildings take on a life of their own and the community begins. The other three Epics will all be completed and everyone moved-in by January 2008.

“Can I have one?”

MODO OPEN HOUSE ON STEROIDS SATURDAY 1 - 8 PM




















Everyone,
"MODO OPEN HOUSE ON STEROIDS" this Saturday at Epic on Penn - 500 E 11th from 1 - 8 PM."

Ok, we won't really have steroids but we will have very cool condos, gourmet snacks, refreshments including beer, wine, sodas, etc...all to shamelessly entice you to check out our modern condos. If you haven’t been to the condos for while, we’ve made a lot of progress…more condos are finished and there’s a lot more to see than ever.

You probably haven’t seen much from Modo in a few weeks because... I purposely turned off marketing.Not smart for real estate right? Well, I wanted to give everyone a break. We've all been so heavily marketed to through the holidays, I thought it was time to chill.

This is wild…

Plenty of you still found us and bought Epic condos despite almost no marketing, the holiday super-crunch and crappy crappy... did I say crappy weather!I think a lot people realize the economy didn't implode, interest rates are really good, Denver is poised for ridiculous growth and we are just about to go into the early buying season.

Many people saw Epic Condos' modern design, great location and affordable prices showed up and bought them!

Here's a great story…

A couple weeks ago I got a call and met a buyer with her agent at Epic on Penn. Before we went in, I asked her what she was looking for. She replied, "I can’t find anything in my price range with polished concrete floors and close to downtown."

I skipped a beat!

We just finished all the polished concrete floors at Epic on Penn and they look ridiculously sweet. See picture below. I happily spent three hours answering her questions about design, location, materials and prices. The next morning...she bought one...the model. Wants the furniture too. I am really excited for her!

Many of the Epic condos at 500 E 11th have high-end polished concrete floors you usually see in big-dollar lofts downtown, some have hardwood floors, all of them have very modern open-design with high standard finishes like quartz countertops, glass mosaic tile, Italian lighting, original art work by C. Ridiculous - that's why Epic condos are selling!
