Smart People Buy When Others Are Not


Everyone,

Wow…look at all that negative hype in the press about “the market” and the “sub-prime” lending debacle. I think we all know negative news is more sensational than good news. You may also think I am a little biased because I want you to buy a condo form me…well, YES! But only if it’s good for you.


BTW – the Fed dropped interest rates ½ point today…that is really good. More on that is a minute. Read on…


This is probably one of the BEST times to buy and own. Interest rates are low and some of the best properties are available. Hmmm, money is cheap and there is cool stuff to buy. Here’s a thought…everyone wants to be at the right place at the right time to get a great deal. Well, buy when others are not. Go figure.


Win/Win or Win/Loose?


Not everyone who “could” buy “should” buy now. I’ve recently counseled few people to hold off until the time was right for them. I want happy owners and happy communities...whole buildings. A win/win for sure. Some people should continue to rent until the time is truly right meaning they have enough income to comfortably make their monthly payments. These folks are working with our preferred lender, Matt Bliss at Spire Financial, to fully understand the big picture, make smart choices and know exactly when the time is right for them.


Here’s an interesting trend… my last 5 buyers are 22 years old or YOUNGER! They are either finishing school or have their first real job. Even students have to live somewhere…might as well own for the next few years instead of renting and make money!


Parents of our young buyers are real estate savvy (mom and/or dad are in the business in some way) and they are getting a little help to get started. A young lady bought a condo from us yesterday…she’s very smart, likes our design, location, community, price and she’s 19! Man, I wish I bought something when I was 19!!!


I’m very impressed with the parents. They are successful real estate brokers, builders, bankers and business owners. They understand the market, the quality of Modo products (design, location, construction and investment) and they know NOW is a great time to buy if you’re qualified and especially at an early age to benefit from equity early-on. These are professional people, some in the business, who understand when market “perception” is down, it’s the right time to buy. Again, money is cheap (interest rates are low) and the best stuff is available!
